Seven units remain for sale, from two studios — #822 at $740,000, new in October, and #728 at $775,000 — through three home office two-bedrooms at $1,095,000 to $1,350,000 (#1606 and #1630 each cut $100,000; #2524 new at $1,350,000) and the 1,576-square-foot #1200 at $1,300,000, to the 2,011-square-foot two-bedroom #3120 at $2,975,000. The median ask is $1,100,000 and the average listing has been up a hundred thirty-one days.
Two of October's four contracts went in without a price cut and inside a hundred days; the other two needed a cut and more than four months. Six in contract against seven for sale is as tight as this board has been — the four were asking $741 to $1,146 a foot when they went to contract, and that is where buyers are engaging; a seller holding above it is waiting. What they actually sign for shows up when the sales record.

The median jumped.
Price per foot barely moved.
Twenty-six homes closed in the Financial District over the past month, at a median of $1,223,750 and $1,344 per square foot, ranging from $420,000 at the entry to $6,300,000 at the top. Sellers who closed gave up 4.9% off their final ask.
Read the two numbers separately. The median is as high as it is because of what sold — larger apartments at 125 Greenwich, 77 Greenwich and 50 West closed between $2,188,000 and $6,300,000 — while price per square foot, at $1,344, is the steadier figure. The second number is the market; the first is the mix.
Inventory: 288 homes actively listed against 53 in contract — about eleven months of supply at October's closing pace. Setting aside the nine closings that recorded with no market time, the sales that closed waited an average of a hundred thirty-six days.
FiDi clears within five points of ask, but the deals that close are taking four and a half months, and eleven months of supply sits behind them. 15 Broad's October contracts were asking $741 to $1,146 a foot when they went in — well under the neighborhood's $1,344 — which is why four of them happened in one month.
The season
turned
One hundred twenty-one units rented in the Financial District in thirty days, with forty-eight more in contract. The median lease signed at $5,037, the average at $5,796, and the range ran from $3,100 at the entry to $22,500 at the top.
The tempo is slower than the summer's: forty-seven days on market on average, though a handful of listings carrying years of market time pull that average up. Against 294 active listings the closing pace works out to two and a half months of supply.
Rents are holding while the volume thins — which is what the end of the season looks like: fewer tenants, no discount yet.
The volume is going but the price isn't. 15 Broad's two-bedrooms are going to contract asking $6,800 to $9,500, above the neighborhood's $5,037 median — the building commands its premium, and in a slower month it still moved.
