Discretion as a condition
The most significant transactions never reach the open market. The practice operates within a private network of owners, family offices, and advisors where confidentiality is the price of entry — not a courtesy extended after the fact.
Value is read, not estimated
Light, provenance, ceiling height, the integrity of a renovation, the character of a board. At this level a residence is evaluated the way a curator evaluates a work — closely, and in person — long before a number is attached to it.
The outcome, engineered early
