The last listing
closed
One sale closed at the South Tower in October: #5T, a 599-square-foot one-bedroom, sold October 13 for $1,260,000 — $2,104 a square foot — twenty-eight days after it listed and 2.3% below its $1,290,000 ask.
That was the building's last public listing. On October 31 nothing is listed for sale at the South Tower and nothing is in contract: an empty board on both sides.
$2,104 a foot for a one-bedroom that sold in four weeks is the number to remember. An owner who lists now is the only South Tower sale on the market, and the last closing has already told buyers what the building clears at.

How these numbers are computed
Listings are the units at The Edge advertised for sale or for rent on October 31, 2026. Where two sources show different asking prices for a unit, the lower one is used. Square footage is each unit's recorded square footage, and price per square foot is the asking price divided by it. New to market means listed fewer than 30 days before that date. A price reduction compares the current asking price with the original one. Days on market run from the listing date. A unit rented out by its owner directly appears in the table but not in the rent statistics. A listing in contract shows its last asking price; the contract price is not public until the deal records.
Williamsburg figures are the neighborhood's closed sales and signed leases recorded in the 30 days to Oct 31, 2026, with duplicate records removed. Months of supply is the number of active listings divided by the month's closings. Average days on market and the listing discount leave out closings recorded with no market time. A 30-day window holds far fewer sales than a quarter, so its median moves more from one month to the next; the quarterly report carries the three-month figures. Nothing in this report is estimated.
Three signed,
three more in contract
Three leases signed at the South Tower in October. #8O, a 690-square-foot one-bedroom, rented October 17 at $5,600 in six days. #7R, a 1,335-square-foot two-bedroom, rented October 16 at $12,000 in fourteen. #16H, a 1,101-square-foot two-bedroom, rented October 21 at $9,500 after seventy-two days — the longest wait on the board.
Behind them, three more went into contract this month and nothing is left listed for rent: #24B, a one-bedroom asking $6,200, in ten days; #24D, a two-bedroom asking $9,800, in thirteen; and PH4D, the 1,328-square-foot three-bedroom penthouse, asking $12,995 after a cut from $13,500, in contract after seventy-six days.
Priced to the building, a South Tower rental is signing inside two weeks; the furnished two-bedroom and the penthouse were the exceptions, not the rule. With nothing listed, the next unit to come up has the market to itself.

Fifty closings,
within a point of ask
Fifty homes closed in Williamsburg over the past month, at a median of $1,615,000 and $1,351 per square foot, from $395,000 at the entry to $7,250,000 at the top. Sellers who closed gave up less than a point — 0.9% — off their final ask.
Inventory: 289 homes actively listed against 102 in contract — just under six months of supply at October's closing pace, with more than a third as many deals again waiting behind the actives. Setting aside the closings that recorded with no market time, the sales that closed waited an average of ninety-five days.
Williamsburg is clearing at ask with a deep contract pipeline behind it: a correctly priced listing here does not negotiate. The South Tower's $2,104 a foot sits well above the neighborhood's $1,351 — the premium is intact.
Seventy-four leases
in twenty-three days
Seventy-four units rented in Williamsburg in thirty days, with sixty-four more in contract. The median lease signed at $5,200, the average at $5,743, and the range ran from $3,150 at the entry to $17,500 at the top.
The tempo: twenty-three days on market on average, and against 216 active listings the closing pace works out to just under three months of supply.
The South Tower's three October leases — $5,600, $9,500 and $12,000 — all signed above the neighborhood's $5,200 median, two of them in six and fourteen days against the neighborhood's twenty-three. The building is the premium end of this market; price like it.
